font-size: 16pt; mso-spacerun: "yes"; mso-font-kerning: 1.0000pt;'><font face="仿宋">快的方面，那就是通过强化营销手段、优化物业管理、全力协调限签政策等，快速推动一期项目的销售，实现快速回款；还有就是项目后续开发建设的前期准备工作，控规差异、小学配套、规划调整、报批报建、配套施工等等，面对困难，迎难而上，都是早准备早下手，快速推动各项工作。缓的方面，</font>2017年北城区政府核定网签价基本9000元左右。如果快速开盘，要么亏本，要么无法网签，公司与附近的恒大、绿地等开发商对接沟通后，借鉴行业做法，报董事会认可，采取了</span><b><span style='font-family: 仿宋; font-size: 16pt; mso-spacerun: "yes"; mso-font-kerning: 1.0000pt;'><font face="仿宋">粗的方面，主要是分清部门职责岗位职责，分部门分版块来管理。细的方面，突出表现在绩效考核，抓一头一尾，月度计划的制定，月度结果的考核，真正做到了</font>“一月一考核，一周一督办”，特别是考评的标准细化量化，跟每月绩效工资挂钩，工作没进展，分数上不去，那就是真金白银的扣，扣的心疼，自然净重经历工作。这种每个月一考核每星期一督促的考评手段，扎实起到推动工作推动项目的效果。</span></font></p><p align="justify" style="margin: 0pt; mso-para-margin-left: 0.0000gd; mso-char-indent-count: 2.0000;"><span style='font-family: 仿宋; font-size: 16pt; mso-spacerun: "yes"; mso-font-kerning: 1.0000pt;'><font color="#000000"><font face="仿宋">那么在越演越烈的同业化的竞争环境下，我们又如何脱颖而出，那就必须在技术方面形成磁浮品牌，更要把理论转化为实践，通过启动磁浮项目，抢占先机，包括磁浮上下游企业的整合，产业链的形成，就必须要有一定数量的磁浮项目来支撑和保障，而要实现以上两点，说到底：需要钱，资金是企业的血脉血液。在资金方面，一个是目前磁浮很难获得国家资金支持，而省市县财政支出也有局限，追逐高利润高回报的社会资本那是犹豫不前，不敢轻易跟进，在这种大背景下，我们建议三点：一是整合集团的地产项目，凭借现有房地产团队的优势，组建专门的实业地产集团，明确主要负责前期土地的调研、规划定位和土地一级、二级的开发工作；二是争取省市对于开发轨道项目沿线、特别是站场附近土地开发的扶持政策、优惠政策，通过盘活土地，为磁浮项目筹措建设资金，达到</font>“以地养路”的目的；三是要地产集团做好市县“偿债土地”的开发，争取“短平快”，既实现资金快速回笼，又能够减轻市县投资压力。</font></span></p><p align="justify" style="margin: 0pt;
